Hive Apartments is looking for a Leasing Consultant with an attitude of service and abundant energy to join our team!  This position will help manage leasing activity, co-working space, and resident retention, along with other needs to achieve a great resident experience.

The Leasing Consultant who joins our team will possess outstanding customer service and sales talents. They will be highly self-motivated with a strong sense of initiative, urgency, collaborative work style, and have a strong work ethic. This candidate will have a passion for exceeding prospective residents’ expectations and find great satisfaction in helping to create community.

This position will work out of our Roosevelt office and be available to travel to our local properties and walk prospective clients through them. The position is full-time and requires weekend availability. Days off will Sunday and one other weekday of your choice (Tuesday, Wednesday, Thursday or Friday).

Key Responsibilities of the Leasing Consultant:
  • Assist other leasing team members, perform apartment leasing activity, participate in social media, marketing & advertising and leasing of co-working space
  • Continuously think of new and innovative ways to maximize move-in opportunities.
  • Create and deliver strategies and programs to ensure long-term residency
  • Present apartment homes in an inviting and knowledgeable manner
  • Research, collect and observe information about the surrounding apartment market by completing market surveys and gather information via internet to assist with pricing
  • Complete resident move-in and move-out procedures, including initial walkthroughs and final inspections
  • Maintain a proactive and strong relationship with all suppliers and vendors
  • Promote a collaborative environment among peers
  • Answer phones and respond to email leads in a professional, timely and friendly manner
  • Investigate and resolve resident issues and complaints
  • Assist with renewal follow up
  • Assist as needed in coordinating status of make-readies with maintenance staff
  • Complete special projects as assigned by the Property Manager/RM
  • Make weekly price recommendations on apartments where applicable
  • Maintain accurate resident files and organization through lease file audits
  • Communicate with residents on their work order progress or delays
  • Walk properties on a regular basis to ensure curb appeal
  • Maintain resident communication via posting/emailing residents ahead of projects or work as needed
  • Maintain working knowledge of Fair Housing, company policies and procedures and local Landlord/Tenant laws
  • Maintain compliance with Rental Registration and Inspection Ordinance
  • Attend weekly leasing meetings on a regular basis
  • Support sister properties as needed

What the Successful Leasing Consultant will have:
  • 1-3 years of experience in customer service, sales or marketing
  • Ability to travel to area properties and walk clients through them
  • Knowledge of and ability to navigate the Green Lake and surrounding neighborhoods a must
  • Reliable transportation with ability to track mileage on a daily basis
  • Experience in leasing properties a plus
  • Strong sales and customer service mentality
  • Strong organizational skills and ability to manage numerous requests and incoming information.
  • Demonstrated ability to communicate effectively, to comprehend and complete legal documents, sell and explain apartment features, and answer questions
  • Proficiency in executing sales skills, such as generating sales leads, conducting sales presentations, qualifying prospects, and closing
  • Ability to exercise quick and accurate judgment and maintain confidentiality
  • Effective in conflict resolution and customer service
  • Effectively prioritize numerous requests and incoming information, ensuring appropriate level of response and urgency is given to each
  • Exhibit integrity, positivity, professionalism and composure at all times in all situations
  • Receptive to feedback, a fast-learner, self-motivated and proactive communicator
  • Ability to work independently and in a team environment with a diverse group of staff
  • Proficiency and fluency in using the internet for marketing, advertising, and sales-related circumstances, including using Craigslist, Google and other search engines, and navigating the internet and websites in general
  • Ability to produce 3D tours when needed and conduct virtual tours
  • Working knowledge of Appfolio, or other property management software preferred
  • Experience and understanding of all Microsoft Office applications
Compensation:
  • $20.76 - $22.00 per hour
  • Leasing commissions flat rate $100 per apartment, $50 per co-working desk
